Participating in the creation of a development plan

Land-use plans are the land-use plan (preparatory land-use plan) and the development plan (binding land-use plan). The planning authority for the land-use plan is the municipality. For the land use plan, the planning authority is the municipality or the municipality without association. The municipality/association municipality draws up the urban land use plans on its own responsibility within the framework of its constitutionally anchored planning sovereignty. There is no legal entitlement to the preparation of urban land use plans.
The task of urban land use planning is to prepare and guide the constructional and other use of land. The law on urban land use planning is regulated in the first chapter of the German Building Code (BauGB).
Land use plan:
In the land use plan, the type of land use resulting from the intended urban development is to be depicted in outline according to the foreseeable requirements. For example, building areas, areas for supply facilities, the provision of facilities and equipment for public use, areas for supra-local traffic and for the main local traffic routes, forest areas and areas for agriculture can be shown.Development plan:
The respective development plan is decisive for the buildability of a property if the property to be built on is within the scope of a development plan. The development plan can stipulate, for example, the type and extent of building use, the areas of land that can be built on and the traffic areas.Legal basis
