Requesting information on a development plan

  • Service description

Before plans are made as to how a property is to be built on, you should clarify whether a development plan exists for the property or, if so, which stipulations are made in this development plan. If no development plan exists, the permissibility of building projects in the outer area and in the unplanned inner area is governed by the German Building Code (BauGB).

The development plan defines in a legally binding manner which structural and other facilities are permitted on a property.

In a qualified development plan, at least the following stipulations are made

    • the type of building use (e.g. residential, mixed, commercial),
    • the degree of building use (e.g. number of stories and floor area, height, number of full stories),
    • to the buildable area of the plot (e.g. building lines, building boundaries),
    • to the local traffic areas.
